What Every Agent Owes You

Who does the Real Estate Agent work for?

You say you? Maybe not! Traditionally, the Real Estate Agent worked for the 'seller' even though they may spend all their time with you finding you the right home.

Fortunately, the situation has changed. You have a choice. Be sure to make it!

   » Do you want more then just general information about the homes you see?
   » Do you want the primary loyalty to you as a buyer?
   » Do you want more then material facts concerning the home you want to       buy?
   » Do you want an Agent to use their expertise to negotiate on your behalf?
   » Do you want the purchasing process to be managed and go smoothly?

If you answered 'yes' to these questions (who wouldn't) then what you want is the Buyer Agent Relationship. In this relationship the Real Estate Agent works for you - not the seller. It usually doesn't cost a cent! All you have done is established a relationship that says you want the Agent with which you work to work toward your best interests.

As a client your Agent owes you:
   » Work on your behalf to get the best price and terms in your real estate       transaction.
   » Loyalty to you, the buyer.
   » Legally sharable information that may influence your purchase.
   » Confidentiality in all matters concerning your transaction.
   » Accountability for money or property related to and received during your       relationship.

Home Sellers

A home seller establishes a strong working relationship with their Agent when you sign a formal listing agreement on your home. The Agent works for you! Your Agent owes you:
   »Work on your behalf to get the best price and terms in your real estate      transaction.
   »Loyalty to you, the seller.
   »Legally sharable information that may influence your purchase.
   »Confidentiality in all matters concerning your transaction.
   »Accountability for money or property related to and received during your      relationship.

Agents Acting On Behalf of Both Buyer and Seller

In some situations an Agent may represent both the buyer and the seller. In this situation the Agent, or someone from the same brokerage firm, has matched the wants, needs and desires of a Buyer Client with one of their Seller Client! It's called a Dual Agency. In this relationship your Agent cannot disclose confidential information to either party. For example they cannot tell either party about the others willingness to 'take less' or 'give more' for the property. Does the Agent want to do the best job possible for both parties? Absolutely!
